Northgate Building Eleven...On December 16, 2009, Hillwood acquired two newly constructed buildings in San Bernardino, CA, which were completed in June 2009. The project is in the Inland Empire East industrial market and approximately 60 miles East of Los Angeles.
The properties include AllianceCalifornia Northgate Building 10, located at 927 E. 9th Street, a 415,825 S.F. building on 18.46 acres and AllianceCalifornia Northgate Building 11, located at 7776 Tippecanoe Avenue, a 609,499 S.F. building on 25.89 acres. Located just two blocks north of Hillwood's Mattel facility, the two buildings will be integrated into Hillwood's very successful Norton AFB redevelopment, AllianceCalifornia.
The Class A entitled assets are permitted for 24 hour a day / 7 days a week use and have all of the state-of-the-art features including cross-dock configuration, 30' clear height, trailer storage, an ESFR fire suppression system, secured drive-around truck courts and resort-like landscaping. Additionally, the property is located in San Bernardino Valley Enterprise Zone, which offers users significant tax advantages. The buildings should also feature the lowest NNN expenses in the market.
Each building has speculative tenant improvements including shell office space with mezzanines, security cameras, Z guards, scrim foil and interior painting.
AllianceCalifornia, Hillwood's new 2,000 acre trade and logistics center, is located in one of the top industrial markets in the nation and offers companies the most competitive space in Southern California. The project features outstanding access to air, rail and highways. Foreign Trade Zone status and tax incentives are available and offer substantial savings to the companies who locate at AllianceCalifornia.
A public/private partnership and anchored by San Bernardino International Airport, the project is close to Interstates 10, 210 and 215 and is within two miles of the BNSF Intermodal rail facility. The development is also close to commercial air service at Ontario International Airport, one of the country's fastest growing facilities.
In December 2000, Hillwood was selected as the project's master developer and to date, 9 million square feet have been constructed and 4,000 new jobs created. As the Inland Empire market continues to grow, AllianceCalifornia has attracted distribution centers for some of the world's best corporations including Kohl's department store chain, toy maker Mattel, Stater Bros. grocers, Pep Boys automotive aftermarket retail and service chain, Medline, Pactiv, ODW Logistics, Interline, Kohler and others.
A variety of state and local tax incentives for businesses, including LAMBRA (Sacramento Local Agency Military Base Recovery Area), which is similar, but not identical to Enterprise Zones, are provided at AllianceCalifornia. For more detailed information on LAMBRA, click on link below:
