Completed in
May 2024, Gateway South 8 is a LEED Silver-certified industrial development
located at 584 E Norman Road, San Bernardino, CA. As part of the
AllianceCalifornia expansion, the project was designed under the LEED BD+C:
Warehouses and Distribution Centers v4 rating system to deliver long-term
environmental and economic value to the region.
The project underwent a comprehensive environmental assessment, leading to
proactive mitigation measures such as nesting bird surveys and the presence of
tribal and paleo monitors during earthwork. Additionally, 21% of the site was
designated for regional flood control to manage peak stormwater flows and
enhance site resilience.

The project is expected to generate 50+ construction jobs and 130 full-time operational positions, directly supporting the San Bernardino community. Cultural resources were protected through tribal and paleo monitoring, while flood control infrastructure ensures the site is prepared for future storm events, delivering both economic opportunity and environmental resilience.
