Hillwood merges its depth of capital, expertise, relationships and forward-looking vision to buy and build centers of industry that drive evolving markets by meeting the demands of growing businesses.
We are committed to the communities in which we build and to developing properties that generate a positive impact for generations to come. Whether overseeing the complete remediation and reformation of a brownfield or incorporating energy-efficient retrofits, our professionals rely on the innovations that make development responsible and improve sustainability to build a brighter future.
We are reducing our environmental impact and driving efficiency across our developments. We tailor our environmental management strategies to meet local ecological and regulatory needs. We implement core sustainability principles to support ongoing operations and ensure sustainable development.
“Despite recent uncertainty in the financial sector, we remain steady and well-protected as an organization thanks to our conservative approach and fiscal discipline. Corporate responsibility is deeply embedded in our processes and safeguards the long-term health of our business.”
As trusted land stewards, we are responsible for supporting the well-being of the people, plants, and wildlife that provide a healthy ecosystem for all benefit.
A longstanding practice aligned with our philosophy of responsible development is our focus on developing former brownfields and re-developing previously developed sites because it reduces pressure on un-developed land. Prior to 2022, we have developed 23 projects on former brownfields* totaling almost 15 million square feet.

“Throughout our company's history, we have strived to be responsible stewards of the land and have maintained a firm commitment to doing what's right.”
Hillwood offers advanced solutions tailored to meet the specific operational goals of tenants.
“Implementing green leases gives us the great opportunity to engage our customers in deeper conversations about how we can partner to develop and operate properties in a manner that supports sustainability.”
To ensure we continue to meet the highest building standards, Hillwood regularly benchmarks our practice through the pursuit of Green Building certifications.
In late 2022, we achieved a significant milestone in the development of our LEED Volume program with the submission and approval of our prototype. The prototype was approved with the opportunity for properties to be certified up to LEED Gold certification level, with credits for optimized energy performance, indoor water use reduction, and low-emitting materials, among others. Certifying properties under the LEED Volume program will help us achieve greater consistency across our properties and reduce the time and costs spent on pursuing certifications.
“As Germany's leading green building certification body, DGNB is a primary consideration in our new developments. I am pleased to serve as a DGNB ESG-Manager to guide our efforts to meet DGNB standards and verify conformity to E.U. Taxonomy requirements”
Embedded in our business philosophy is a strong commitment to serving the communities we invest in. In addition to providing economic benefits through our development projects, we also take active steps to support our development projects and to support our neighbors through charitable contributions and volunteer efforts.
“We build with the community in mind and seek to engage our neighbors and our associates in an inclusive, collaborative, and empowering manner.”
