Schwelm I BTS and Schwelm II: Schwelm, Germany

Located on a 100-year-old brownfield site previously used for commercial and industrial purposes, the Schwelm I and II development presented both a challenge and an opportunity. The land required extensive ecological restoration due to potential subsoil contamination and the tenant was seeking a modern, efficient office space to support their evolving business model.

The redevelopment plan focused on environmental remediation and sustainable design. This resulted in a DGNB Gold-certified property with a single office building and an industrial building featuring:
  • A 5.1 MW solar installation supporting renewable energy goals.
  • A modern 2,400 sqm TaylorMade® office building with panoramic views of the valley and surrounding greenery.
  • A 51,000 sqm logistics hall strategically positioned with the office building on 86,700 sqm site.

Brownfield Improvements 

  • Surveyed and cleaned up the land
  • Added a large acoustic wall to reduce noise pollution from night traffic
  • Installed solar energy system on hall
  • Installed EV chargers

Impact 

  • Environmental: Full remediation of contaminated soils and integration of renewable energy infrastructure.
  • Aesthetic: Modern landscaping and a wooden acoustic wall enhance the site’s visual appeal and reduce nighttime noise pollution.
  • Functional: The new facilities support the original tenant’s changing operational needs with an office building and a logistics company’s production and storage needs.
