Established in 1988 by Ross Perot, Jr., Hillwood is one of the largest private real estate developers and investors serving markets in North America and Europe. Even so, our heritage is not conveyed by the amount of square footage developed or projects completed. Our strength comes from creating premier projects where communities can grow and thrive. In one of the company’s first projects, Ross Perot, Jr. and his team led the public/private effort to design, fund and develop Fort Worth Alliance Airport, the world’s first industrial airport. Based on that project, the Federal Aviation Administration created a category for industrial airports, which were defined as Class A airports dedicated to air cargo and aerospace manufacturing and training and with no commercial passenger traffic.

Hillwood donated 350 acres to the City of Fort Worth for the new airport construction, and Fort Worth Alliance Airport is now the centerpiece of the AllianceTexas development. Since its founding, this project has attracted more than $7.8 billion in private investment and generated $64 billion in economic impact, grown to 470 corporate residents and created more than 48,000 jobs and developed 43 million square feet.

That same year, Hillwood recognized a need for quality residential developments and responded by creating Hillwood Communities. The company’s first master-planned community, Park Glen, was developed in the City of Fort Worth’s first Public Improvement District, 10 miles south of Alliance Airport. Over the years, 80 master-planned residential communities have been developed in dozens of cities, seven states and two countries.

The company continued to expand with the creation of Hillwood Investment Properties, a business unit that develops and acquires industrial properties outside of AllianceTexas. To date, Hillwood has developed 162.6 million square feet and acquired 42.2 million square feet of industrial properties across North America and Europe. Most recently, the company has expanded its industrial business into London, England.

In 2000, Hillwood was named master developer for the former Norton Air Force Base in San Bernardino, California. At that time, the project had experienced no significant development since 1994, when the Air Force turned the base over to the city. Since being named master developer, Hillwood boasts 15 million square feet of new development, has 3 million square feet planned and has created approximately 10,410 new jobs. Now known as AllianceCalifornia and modeled after AllianceTexas through a public/private partnership with city of San Bernardino, California, the development has since added major facilities for global leaders such as Amazon, Mattel, Pep Boys, Stater Bros., Kohl's, Kohler, Pactiv and PepsiCo.

Every Hillwood project varies greatly in nature and scope, but they are all undertaken with a common spirit that embraces entrepreneurism, collaboration, innovation and a dedication to making a lasting contribution. As a result, Hillwood is consistently ranked among the top developers in the U.S. by national trade publications and has received awards from multiple prestigious real estate trade organizations.

Victory Park, another public/private partnership which transformed a neglected brownfield site near downtown Dallas into a vibrant, new urban district, including the American Airlines Center in Dallas, a premier sports and entertainment venue.

Perot Museum of Nature and Science, a natural history and science museum located in Dallas, Texas.

United States Air Force Memorial in Washington, D.C. where Ross Perot, Jr. led a 14-year effort to build the U.S. Air Force Memorial to honor the men and women who served in the U.S. Air Force.

The newest businesses in the Hillwood family are Hillwood Urban and Hillwood West.  Hillwood Urban develops and acquires office properties in urban areas such as Dallas.  Hillwood West serves as an equity and capital provider for well-established builders in the western U.S., primarily in California and Hawaii. This operation provides an alternative source of development capital and delivers added value to its partners by sharing its expertise across the development life cycle.
